Potentially extensive deterioration at the exposed concrete slab edges was observed during the Reserve Fund Study. A subsequent leakage investigation revealed poor quality slab edge repairs undertaken during the building’s conversion to a condominium in 1990. A repair programme was developed to address the slab edges, and other cladding repairs were considered slightly ahead of the Reserve Plan requirements in order to take advantage of economies of scale, and to address water penetration issues. The all steel balconies were removed from the building to facilitate concrete repairs. The original balcony coatings were flaking and peeling and were recoated with a high performance paint system that is compatible with the original galvanized finish and to reduce future maintenance costs.

The final contract cost was in line with our budgeted amounts, and the project was completed on budget and on schedule.
